Our goal is to make sure you are paid in full and on time, which we facilitate by providing tenants with an online portal where they can make electronic payments and set up auto pay, which we always encourage.

While the vast majority of our tenants pay on time, it’s also important to have someone in your corner who knows tenant laws and the proper notices to send in case things don’t go according to plan.

Our rent collection process is straightforward and as follows:

  • Rent is due on the 1st of each month.
  • Rent is considered late after the 3rd day of each month.
  • If rent is not received by the 3rd day of each month, tenants are issued a late rent notice and charged a late fee in addition to their outstanding rent balance.
  • If rent is not received by the 7th day of each month, we have the state-required legal 7-day pay or vacate notice prepared on your behalf.
  • If rent is not received by the 9th day of each month, we have the state-required legal 7-day pay or vacate notice prepared on your behalf.
  • We continue to follow up with the tenant during this 7-day period.
  • If we have not received the full amount due at the end of this 7-day period, we will initiate the eviction process.
