When is rent due?
An initial late fee is assessed for any payment received after 11:59pm on the third (3rd) day of each month, as well as an additional fee imposed if payment is received after 11:50pm on the ninth (9th) day of each month. -
How do I pay rent?
We encourage tenants to pay rent online via ACH, or for an additional fee with a debit or credit card. We do not accept cash payments. We also strongly recommend setting up automated payments to avoid late fees. -
How do I submit a maintenance request?
All non-emergency maintenance requests MUST be placed in writing in your tenant portal. We will not accept non-emergency maintenance requests over the phone. Please refer to the “Repair Request” button on the top of this page or log into your portal here to notify us of a maintenance request. -
Who is responsible for paying for repairs & maintenance requests?
Tenants are responsible for promptly reporting any repairs or maintenance requests to our team. Tenants are responsible for paying for repairs and maintenance that are a direct result of their actions or negligence. We will assess the situation and determine whose responsibility it is to cover the costs. -
Can my landlord enter the property during my lease term?
Yes. Our rental agreement gives the landlord the right to enter the property with reasonable notice given to the tenant and at reasonable times. Please refer to your lease for additional details. -
Can you hold a place before I apply?
No. We will only place a home on “hold” upon a submitted application, approval, and a paid security deposit. We encourage everyone to submit applications while looking for your next home. Once you find the right one, you can reserve it with a signed lease and a security deposit. -
Is the security deposit refundable?
Yes. The security deposit is typically refundable assuming a tenant has fulfilled any lease obligations and there is no damage beyond normal wear and tear. Upon move out we will conduct a lease audit and a home inspection, and will refund a security deposit within 30 days minus any necessary deductions. -
Who needs a cosigner?
If you meet all of the application qualifications besides income, you are welcome to re-apply with a consignor. Please note that a cosigner cannot supplement any portion of the background check besides income. -
You have a property I want to rent. How do I apply?
Click here for a list of all our active listings. If you see a property you like, you are welcome to fill out an application completely and submit it alongside any required documentation and application fee. Our team will review the application and inform you on next steps. -
I want to get a pet. What should I do?
Contact us before bringing any animals onto the property. We will discuss whether the landlord allows animals and if they do, can discuss any applicable pet fees. Please note that keeping an unauthorized animal at a rental property is a direct violation of your lease agreement. -
My lease expiration is coming and I want to move out. What should I do?
We will reach out 90 days prior to your lease expiration to discuss your plans upon lease expiration. If you plan to move out, let us know via your tenant portal at least 60 days in advance. -
What do I need to know before moving out?
Written notice to vacate can be submitted via your online tenant portal. To learn more about the steps required to move out, please see our Move out Checklist here. If you are on an annual lease, we require at least a 60-day written notice of your intention to move out. If your lease is month-to-month, you must provide at least a 30-day written notice prior to vacating the unit. In this situation, your lease automatically renews on the 1st of each month; this means that the lease may be terminated by either the landlord or tenant by giving the other written notice with the termination to be effective on the last day of the calendar month during which the notice. If a notice is received after the first day of the month, then the lease will have an effective last date of residency on the final day of the following month.
